She identified that the real estate sector in Guyana was run through informal knowledge rather than structured processes. She envisioned redefining the very method of functioning and she did so by leveraging her knowledge in the sector to train her Guyanese real estate team by integrating U.S real estate best practices into the local market. The process required her team to unlearn previous methods, relearn the local system, and then adapt best practices to fit the Guyanese market. By channeling expertise into localized strategies, her company, Fabulous Homes International has successfully transformed the real estate landscape in Guyana.

Dr Munroe is known for her innovative approach to homeownership. She has been credited with creating the unique #Project5000 platform, and the Guyana National Housing Trust Corporation. She also created the Caribbean First Multiple Listing System (CFMLS) and the Caribbean Association of Real Estate Professionals serving 20,000 agencies and 39 million people.

In a conversation with The Global Woman Leader magazine, Dr Monroe talks about her professional journey towards redefining Guyana’s and Caribbean’s real estate sector.

What led you to pursue a career in real estate? What core expertise do you bring to the table as an experienced industry leader in real estate?

The real estate industry in Guyana faces significant challenges in financing, which affects both first-time homebuyers and commercial investors. In Guyana, getting financed is difficult due to various challenges, especially with credit. To address this, I founded the Guyana National Housing Trust Corporation (GNHTC) which acts as an alternative financing platform created from grassroots sources. The platform helps individuals build credit, secure financing and allows individuals to access funding for various real estate purchases, including land, houses, commercial structures, and malls. The program has been extended not only locally in Guyana but also across the Caribbean.

Fabulous Homes International Realty has made a significant impact in the industry. What inspired you to start this venture, and what key services does it offer?

Fabulous Homes International is a full-service real estate brokerage firm. I founded the company drawing inspiration from high-performing real estate professionals in the Atlanta market.

The firm assists people in buying, selling, and investing, working with commercial, local, and international lenders. It also provides the Real Estate Academy, the first in the region, and works with the Guyana School of Real Estate. The company also supports the Guyana National Housing Trust, providing funding for individuals interested in buying, building, or leasing real estate. Additionally, the company has a nonprofit arm that builds homes for those unable to own a property, donating the property to those in need. Fabulous Homes International also seeks rising stars in the industry to start their own brokerages and grow their businesses.

As the Founder & CEO of the organization, what are your primary responsibilities? How do you effectively manage and scale your businesses?

My primary responsibility as the CEO is fund acquisition, meeting with multiple investors annually to fund various projects, including the City of Avalon and Oasis Country Club community. I focus on attracting investors interested in these projects and managing daily business operations while scaling the business.

Driven by my love for my work, I manage all tasks seamlessly. This is my 23rd year in the industry, and I emphasize the importance of managing tasks efficiently to avoid overworking the team or focusing on specific tasks. I believe that administrative staff should manage other aspects of running the business.

Through initiatives such as the Caribbean First Multiple Listing Service and the Guyana National Housing Trust Society, you have introduced transformative solutions. How are these innovations reshaping the real estate landscape in Guyana?

Fabulous Homes' Guyana National Housing Trust offers 98 percent financing for houses and land through a multi-listen system. The platform, currently in beta, has 20,000 agents and will be released in late December or early January 2026. The platform aims to make the Caribbean market more inclusive and collaborative, allowing real estate professionals to close transactions faster. The platform aims to bridge the fragmented market in Guyana and the Caribbean.

Looking back on your career, what have been the most pivotal milestones in your journey? What core values or principles have guided your success?

During the first five years of my career, I aimed to make the million-dollar list and break the record of over a hundred million as a company. Further, I moved to Guyana, South America, where I focused on providing high-end luxury real estate to a large chunk of the market.

By creating simple financing strategies, we won the hearts of the entire Guyanese community. Over the past five to ten years, we have put over 1190 people in homes across Guyana. The biggest achievement was the Project 5000 platform, which showed 5000 families how to acquire equity to finance their home build. The platform covered this mark in 2022.

My success is driven by courage, integrity, and accountability. Courage is crucial for any business leader, since without courage, one might face defeat. Integrity is another essential factor required to overcome challenges, while accountability allows for constant monitoring and improvement.

How do you anticipate the real estate market evolving in the Caribbean? Which emerging trends will have the most significant impact on the industry shortly?

Over the last decade, I have experienced significant changes, leading to the Caribbean Queen of Real Estate title. The region has been reopened to investors, offering a variety of homes, investment properties, and beautiful landscapes.

Guyana is now focusing on ecotourism, and the oil industry is expected to lead upcoming projects. However, the implementation of AI is taking over the real estate industry, making real estate professionals' jobs obsolete. To stay relevant, they must improve their services and offer unique products. The rise of 3D printing and models is also a trend, with prefab becoming a popular choice. While AI is a trend, it has the potential to become a tradition in the near future.
